Planned Preventative Maintenance is the scheduled maintenance and management of the repair of the fabric and services of a building on a continual basis. It is the prediction and organisation of regular maintenance through inspection, servicing and repairs according to the current condition, age, use and anticipated lifespan of the building.
What is the main objective of PPM?
The main objective of PPM is to avert the failure of building components. As opposed to reactive maintenance, in which faults are dealt with after they have already occurred, often incurring high reactive maintenance costs, PPM seeks to make sure that faults are spotted at their initial phase and taken care of prior to becoming serious. Roof Coverings and Structures
Roof coverings and structures are one of the main priorities of our surveys. We inspect the condition of pitched and flat roofs, examining membranes, flashings, tiles and points of drainage. We verify whether the roof is adequately insulated, whether patch repairs undertaken in the past are holding, and whether there is any risk of water ingress or ponding. Routine maintenance activities of roof areas prevents water damage, mould and structural deterioration.
Inspect External Facades, Walls & Cladding Systems
We inspect external facades, walls and cladding systems for evidence of weathering, cracking, deterioration or movement. We inspect brickwork, render, pointing, cladding panels and finishes to determine if the building envelope is still solid and weathertight. Electrical Installation Inspection
Electrical installations are carefully inspected. We inspect distribution boards, cables, lighting, emergency lighting, sockets and control panels. Defective or old wiring is a risk to safety and the continuity of operations. Our reports identify any compliance problems, such as out-of-date test certificates or non-compliant installations.
Fire Protection Survey
Fire protection and fire alarm systems are the highest priority in all PPM surveys. Plumbing and Water Installation Survey
Plumbing and water installations are inspected for leakage, scale, water pressure problems, drainage effectiveness and heating control. These include water heaters, sanitary fixtures, cisterns and outside drainage. We reveal any potential for flooding, water waste or Legionella risk and recommend remedial work or an upgrade.
