Anderton Gables Building Surveying Consultancy were appointed to inspect and prepare a pre-acquisition survey of Bodycare’s intended flagship store in the heart of Preston City Centre. The building briefly comprised of a two-storey retail property constructed of concrete frame with flat roof over, cladding and structural glazing to the front elevation and brick cavity to the rear elevation. The approximate size of the building was 3,400m2.

On first inspection, the building appeared of a relatively modern construction, however, our investigation into the historic use and alterations undertaken, demonstrated that the building dated back to the 1960s and therefore an inspection and test for high alumina cement (HAC) was relevant to determine whether the concrete frame would potentially suffer from this defect.

Following testing and reporting it was determined that high alumina cement was used to construct the concrete frame and our client was advised of the associated risks relating to reduction in strength when water is introduced into the building. They decided to proceed in light of this but in full knowledge of the associated risks.
