Lenders will generally only lend on a newly built (or newly converted) property where the property is covered by a warranty scheme
(for example, NHBC warranty) or the Professional Consultant’s Certificate (formally Architects Certificate).
Small developers or self builders will find it difficult/impossible and costly to obtain NHBC or similar cover for their properties.
The Professional Consultant’s Certificate is a viable alternative, essential if they wish their newly built property to be mortgageable.
Anderton Gables currently provide advice and carry out inspections for developers and self builders requiring professional consultant’s certificate.
These range from one off builds and conversions of buildings to several dwellings on a site or in an apartment block.
We have recently inspected and provided Professional Consultants Certificates for several large redundant guesthouses were they have
been converted into self contained apartments in Blackpool and also a number of small self build projects in Preston.
