Anderton Gables Building Surveying Consultancy were appointed to inspect this modern steel portal frame building in Birmingham to advise the client upon the condition of the building and their likely lease liabilities throughout the term. The pre-lease assessment also enabling strategic negotiation on the lease liabilities and any landlord’s works prior to occupation. A Schedule of Condition was also to be prepared to record accurately the condition of the building at Lease commencement.

Anderton Gables visited the site and found the buildings to be in a vandalised condition both internally and externally including stripping out the majority of the services within the building.

The condition was far in excess of that expected by our client. Having reviewed the position and reported to our Client we recorded a Schedule of Works to enable negotiation with the landlord. The landlord agreed to undertake the works prior to occupation putting the building back into a full state of repair and therefore not requiring a Schedule of Condition to be prepared, thus demonstrating the flexibility of Anderton Gable’s approach in providing the necessary service to ensure the client’s requirements are met.
