Development Monitoring is generally undertaken on behalf of funders, owners and potential
occupiers of property - giving a voice to those who, under the common forms of building contract,
often have no channel through which to raise their concerns over issues concerning specification compliance, quality, cost and programming of a development.

For them it is vital that the development work is properly executed. Ultimately they will have a far
greater exposure to the risk than the developer or his professional team whose interest will typically come to an end when the building is completed, sold or let. In essence development monitoring is about ensuring that the end product meets with expectations.

Anderton Gables have seen this area of work develop significantly over in recent years as lending restrictions have been tightened due to caution in the market.

We have recently undertaken development monitoring for a large Bank for funding of
alterations to a 1.2 million pound property including several extensions and full refurbishment.

Our service involved the preparation of an initial due diligence report on the property which involved, amongst other aspects, examination of the existing foundations through forming trial holes in the ground around the property and instructing a full drains survey. We also undertook a full structural survey to establish the condition of the property to ensure the Banks risk was minimised from the start.
