Oak House is a detached multi-storey office premises located in Watford. Appointed the role of Lead Consultant the initial brief comprised preparation of feasibility design and budget cost estimating in relation to reconfiguration and refurbishment works to the reception area, common areas, washrooms and CAT A refurbishment of the ground floor.
Currently 80% occupied, the project demanded a carefully considered proposal in relation to working within occupied premises ensuring the client met their duties under the Construction (Design & Management) Regulations 2016. Detailed designers risk assessments and complete Pre-Construction Information Document (PCID) were considered critical to the success of the project.
Following instruction to proceed to detailed design and specification a PQQ analysis was undertaken on behalf of the client. The works were tendered on a single-stage tender basis complete with full tender specification and drawings using JCT Intermediate Contract with Contractors Design 2011, with the design element capturing specialist M&E works as directed by the M&E Consultant.
Upon return of tenders Anderton Gables conducted a detailed value engineering process to achieve the most competitive price for the client, followed by submission of a detailed tender report analysis.
